Terms of Service

These Terms of Service (the “Terms”) govern your access to and use of the Buffalo Property Inspections Home Management Portal (the “Portal”), operated by Buffalo Property Inspections (“BPI,” “we,” “us”). By creating an account or using the Portal, you agree to these Terms. If you do not agree, do not use the Portal.

1. What the Portal is — supplemental guidance only

The Portal is an optional, AI-assisted convenience tool that reads a home inspection report you provide and reorganizes it into a plain-language summary, categorized items, ballpark cost ranges, and general home-maintenance suggestions. It is supplemental guidance only — a convenience layer on top of your inspection report. It is not itself a home inspection, an appraisal, an engineering or contractor evaluation, or any other professional service.

2. Your TREC inspection report is the authoritative source

In the State of Texas, home inspections are governed by the Texas Real Estate Commission (TREC) Standards of Practice (22 Texas Administrative Code §§ 535.227–535.233). Your official, TREC-format inspection report — and the licensed inspector who prepared it — are the authoritative source of record for your inspection. A TREC inspection is a limited, visual survey of the general condition of a property at the time of inspection and is not a comprehensive or exhaustive investigation.

Where anything in the Portal differs from, conflicts with, or is not contained in your inspection report, your inspection report governs. Always read and rely on the full inspection report itself.

3. Not professional advice; not advice from your inspector

The summaries, categories, timeframes, and maintenance suggestions in the Portal are general informational content generated with automated tools. They are not professional advice and do not represent the opinions, recommendations, or advice of your home inspector or of any licensed professional. The Portal does not create an inspector–client, contractor, engineer, attorney, or other professional relationship. For decisions about your property, consult the appropriate licensed professionals.

4. Cost figures are estimates, not quotes

Any repair or replacement costs shown are rough, non-binding ballpark ranges intended only to help you prioritize. They are not quotes, bids, or offers to perform work, and they are not a commitment by BPI or any contractor. Actual costs vary widely by contractor, materials, scope, and conditions. Obtain quotes from licensed contractors before making any financial decision.

5. No warranty; results may vary

The Portal is provided “as is” and “as available,” without warranties of any kind, express or implied, including any warranties of accuracy, completeness, merchantability, or fitness for a particular purpose. Automated analysis can contain errors, omissions, or misclassifications. Experiences and outcomes may vary, and we do not guarantee any particular result from using the Portal.

6. Limitation of liability

To the fullest extent permitted by law, Buffalo Property Inspections is not liable for any negative outcomes, decisions, damages, losses, costs, or claims arising out of or related to your use of, or reliance on, the Portal — including any direct, indirect, incidental, consequential, special, or punitive damages. You use the Portal at your own risk, and your sole and authoritative reference remains your TREC inspection report.

7. Affiliate and referral disclosure

The Portal may include links to third-party partners (such as home warranty providers and retailers). Some of these are affiliate or referral links, and BPI may earn a commission if you purchase through them, at no extra cost to you. These are suggestions for your convenience only and are not endorsements or guarantees of any third party’s products or services. Your dealings with any third party are solely between you and that third party.

8. Your account and information

You are responsible for the security of your account and for the accuracy of the information and files you upload. Do not upload content you do not have the right to use. We store your data to provide the Portal and do not sell it; we share information with a third-party referral partner only when you choose to follow that partner’s link.

9. Changes to these Terms

We may update these Terms from time to time. Continued use of the Portal after an update means you accept the revised Terms. The “Effective” date above indicates when these Terms were last revised.

10. Governing law

These Terms are governed by the laws of the State of Texas, without regard to conflict-of-law principles. Any dispute will be resolved in the state or federal courts located in Texas.
